Before you rent


  • How do I arrange a property visit?

    Submit your visit request by completing the contact form on this website, or send us an email at Visit@StarfireNJ.com with your contact information and we will respond with details for a visit.

  • What is the application process and how much does it cost?

    Once you verbally commit to renting a specific property, we will send you an email with the subject "Starfire Properties has requested your application."  Click the "Apply Now" button to view our online rental application.  


    Complete the application and click to send it back.  The entire application process is free of charge and it will not affect your credit score.


    Each person who will reside in the house must complete a rental application for landlord review and approval.

  • Can I apply if I am still looking for roommates?

    Yes, you may still submit an application if you don't have all of the roommates that will live with you. 

  • Do I need a co-signer?

    Yes.  A co-signer is required for each tenant who will reside in the house.

  • How long is the lease term?

    The lease term is for 12 months starting June 1 and ending May 24, unless otherwise stated in the lease agreement.

  • How much is the rent and when is it due?

    Monthly rents are advertised for each property and vary with the number of bedrooms.


    The rent is due in advance, on or before the 1st day of each month.

  • How do I sign the lease?

    The lease will be sent to you, your roommates, and all co-signers electronically through Docusign. You will be guided through the document and sign with an electronic signature.

  • Does the rent include utilities?

    Rent includes water and sewer.  All other utiliities and services such as gas, electric, phone and cable are the tenant's responsibility.

  • Whose name is on the utility bills?

    The utility bills must be in the tenant's name.  Tenant must contact all utilities prior to the first day of the lease term and switch the billing from the landlord's name, into their name.  Tenant is responsible for all utility payments during the lease term, regardless if it remains in the landlord's name.

  • What is the rent payment method?

    The monthly rent must be submitted electronically through our chosen program called INNAGO.  The Innago tenant portal is available online and through a mobile app.  We'll send you an email with a link to sign up.  It's free.

  • Are there penalties for late rent payments?

    Yes.  Rent is due on or before the 1st of each month. A five-day grace period is extended, after which a late fee will be charged.

  • What is the security deposit amount and is it refundable?

    A security deposit of 1.5 times the monthly rent is required prior to occupancy.


    The deposit is refundable, in whole or in part, depending on claims for damage, lack of rent payment(s), unpaid charges, unpaid utilities, and a variety of other reasons stated in the lease agreement. 

  • What are the move-in and move-out dates and times?

    Move-in is at 12 noon on June 1.  Move-out must be completed on or before 12 noon on May 24.

  • Can I move in prior to the move-in date?

    No.  You may not move in prior to the move in date stated in the lease.


    We use the turnover period from when the previous tenant leaves, and you move in, to clean, perform maintenance on the property, and receive the required rental property inspections from Ewing Township.  No inspections can take place if the house is occupied.

  • Do you provide appliances?

    Yes.  We provide a stove, refigerator and washer and dryer.  Some properties also contain a microwave and/or a dishwasher.

  • Are pets allowed?

    No pets of any kind are allowed.

  • Is smoking allowed?

    No smoking is allowed.  The property is being leased as a smoke free property and is free of any odor or residue from any form of tobacco or smoking related products, and must be returned in the same smoke-free condition at lease end.

  • Can I sublease?

    Tenants may not sublease without the prior written consent of the landlord.

  • Is renter's insurance required?

    Renter's insurance is strongly recommended, but not required.  Renter's insurance can be purchased through the Innago program, or from many other insurance carriers.


After you move in


  • What are the tenant responsibilities during the lease term?

    Tenants have many important responsibilities that are stated in the lease.


    On-time rent payments, maintaining a smoke-free property, avoiding fire hazards, snow and ice removal, garbage removal and recycling, no overcrowding, timely utility bill payments, and respecting the quiet enjoyment of others, to name a few.

  • What are the landlords responsibilities during the lease term?

    In general, the landlord is responsible for lawn mowing and annual cleanup, pest control treatments, heat and hot water, and repairs and maintenance.

  • What if I lose my room key?

    Contact the landlord for a replacement key.

  • What if I lose my front door key and I'm locked out?

    Landlord is not available to open exterior doors if a tenant is locked out.


    Tenant should contact another roommate for access and may duplicate his/her key.  Tenant will be charged a fee if landlord provides a replacement key or must replace the lock.

  • What if we damage the property?

    Contact the landlord immediately to report any damage to the property, especially if it creates an unsafe living environment for all occupants.

  • How do I request maintenance and repairs?

    Maintenance and repair requests are submitted through the Innago online tenant portal or mobile app.

  • Can I paint my room?

    No.  You may not paint your room or any other room in the house.

  • What is the Ewing trash and recycling schedule?

    The Ewing Township trash and recycling schedule varies by property address.

  • How many occupants are allowed in the house?

    The maximum occupancy in each house is regulated by the Township of Ewing and is posted conspicuously on the wall within 10 feet of the primary entrance.  You are expected to comply with the maximum stated occupancy or risk a violation by the township.

  • What if we receive a violation or summons?

    If the summons or violation resulted from your personal action, or inaction, including the same for your roommates and house guests, then the person or persons receiving the summons and violation are entirely responsible for the fine and court appearance.  If the landlord has to appear in court and/or pay fines, then you are responsible to reimburse the landlord for all related costs as stated in the lease.

  • What about vehicles and parking?

    Parking on the driveway is unassigned and unreserved.  Each tenant listed on the lease is allowed a maximum of one (1) vehicle to be parked on the driveway at any time, as space allows.  Vehicles shall not be parked on the lawn at any time, and street parking is subject to the ordinances of Ewing Township.  Additional parking information is stated in the lease.

  • Are fire pits and grills allowed?

    Ewing Township prohibits fire pits.  Outdoor grills are permitted and must be 15 feet from the house.

  • Does the township have a noise ordinance?

  • Who maintains the lawn and removes snow and ice?

    The landlord is responsible for mowing the lawn and annual cleanup.  Tenants are responsible for keeping the lawn, bushes, and trees free of cans, bottles, debris and rubbish.


    Tenants are responsible for the removal and keeping all walkways, porches, steps and driveways free and clear of snow and ice.

  • Who is responsible for pest control?

    Landlord is responsible to administer preventative treatment to guard against wood destroying insects and other pests from time to time.  More details are contained in the lease.

  • Are there regular property inspections?

    Yes.  The lease explains landlord visits and inspections.

  • Can we renew the lease?

    Yes.  Provided that the you and your roommates are not in default of your current lease, you have the option to renew the lease for an additional term of 12 months.


    All of the terms of the initial lease will apply during the renewal term except that the rent and security deposit may change.  You need to let us know before October 1 if you intend to renew the lease.


Before you move out


  • What are my responsibities prior to moving out?

    The lease details many important responsibilities that you have before you move out, or you risk losing some or all of your security deposit.


    In general, you must leave the house in the same clean condition that it was in when you moved in, remove all furniture and personal items, pay all rent and charges due, pay all utilities, return your keys, and provide a forwarding address.

  • Is there a final inspection for damage or other lease violations?

    Yes.  Landlord will inspect the residence for damage and other lease violations within 72 hours.

  • Can I stay in the house after the lease ends?

    No.  You must vacate the premises on or before the last day of the lease term.  There are no exceptions.

  • Can I store my furniture on the property after the lease end date?

    No. You may not store or abandon furniture or any personal belongings on the property after the end of the term stated in the lease.

  • Can I use the security deposit for the last month's rent payment?

    No.  You may not use the security deposit for the last month's rent, or for any other monthly rent payment during your occupancy.


    The final rent payment is no different that the preceeding 11 months of rent payments.  It is due in advance, on or before the 1st of the month.  You will incur a late fee if the payment is not received within the 5-day grace period.

  • Do I return my keys?

    Yes.  You must return all keys that were given to you at the beginning of the lease term.

  • When do you return my security deposit?

    Security deposits in full, or in part, will be returned within 30 days after you have returned all keys, have vacated the property, and have provided a forwarding address.
